Pricing and prep guide.

Use agent expertise, prep recommendations, and seller goals to create a stronger listing launch.

Before setting a list price

  • Ask each listing agent to explain the pricing range and likely buyer objections.
  • Review property condition, upgrades, systems, permits, and known issues.
  • Decide which repairs or cosmetic improvements are likely to change buyer perception.
  • Confirm photography, floor plans, showing access, and launch date.
  • Track showing feedback and adjust quickly if traffic or offer quality is weak.

  2. What would you fix before photos, and what would you leave alone?
  3. How will you communicate feedback during the first two weeks?
  4. What price adjustment signals should we agree on in advance?
