Steve helped us pull off a move we genuinely weren't sure was possible: selling and buying at the same time, when we needed the proceeds from the sale to fund the down payment on the new home. What stood out from the very beginning was how present he was. Before we'd even signed with him, Steve was spending an hour at a time on the phone with us, and that never let up across the entire process. When we first met him, we were dealing with a slab leak that insurance wouldn't cover. He told us the thing we didn't want to hear, that we needed to repipe the entire house - and this is exactly what earned our trust. He then coached us through several months of getting the house ready, connected us with every vendor we needed along the way, and stayed patient while we got everything where it needed to be. Selling our home was a real pricing challenge, because there was nothing quite like it on the market. After one weekend on the market, our Long Beach home had multiple offers, and we accepted one that was 30% above what we paid 3.5 years earlier. At the same time, Steve helped us buy in Sherman Oaks. I gave him a specific and aggressive goal: take advantage of what looked like a soft market and keep our purchase price low. He was measured with me every step of the way, and at times he named back what I was feeling better than I could. At one point he pointed out that my opinion on each property seemed to shift with my mood, which was exactly the nudge I needed to slow down and figure out what I actually thought. After touring multiple properties and negotiating on several of them, we closed 15% below the original asking price. He kept fighting for us through a messy escrow, including a property with an incorrect address and sellers who weren't eager to fix it. When those sellers dragged their feet on agreed-upon repairs, Steve set up an escrow holdback so we could close on time while giving the sellers a real reason to finish the work before they got paid. Steve also connected us with Chris Fenoglio, who guided us through the financing, which was its own puzzle. We sold with a three-week rent-back and made a contingent offer on the new place, which let us put our full financing toward the more expensive home and gave us breathing room to get organized and move. First I want to start by thanking John for the help and service he provided to my husband and I. My husband and I knew we wanted to purchase a home for a while but we were waiting for the "right moment". John was referred to me by one of my co-workers, his words were "if you want an agent that knows and will tell you how it is, John is the right man for the job". To be honest, at first I did not have my hopes up because of the stories you hear of agents putting aside the customers feeling at the cost of the customers pockets. He ensure to speak to my husband all the details of the house he spotted and ensure to tell him the pros and cons of the house that way if we would decide to move forward we would be able to make an informed decision. The same night he drafted the offer and submitted it. By Monday afternoon, we had a counter offer and based on his recommendation our offer was picked above all the other offers. He truly does his homework when it comes to making an offer and ensures we are not over or under paying. One thing that John made clear since our first meeting is that he will make sure we are protected throughout the entire process. Purchasing a home is a big commitment and it can get scary. The one thing for my husband and I was that we always felt at ease because John had our backs. He help us get extra stuff that we never thought it was possible. As first time buyers, we could have been easy prey but not for John. He is a great negotiator and he will try to do his best to get you the best deal possible. John's communication is at another level. He was fast to act on any communication from our lender and submitted all paper on time. Great agent. I met him at an open house and put an offer in and even though that fell through, he persevered with me and we kept looking for places for a few months. Simply put, my 'go to' agent in Southern California. Sold a home a number of years ago in a down market as part of a company relocation. Buyers were few and far between. In spite of that we managed a fair deal that worked well for all involved. Fast forward 5 year and the company moves be back to So Cal in a red hot market. We had a week to find a place to land. She showed us what was available in the areas we were interested in and explained the positive and negative aspects of each. Unfortunately nothing really fit for us, that is until the next to the last day she let us know of a new listing. We immediately went to see the place and it was the one.
